DirtBusters Janitorial Services, a locally operated building services contractor providing commercial janitorial services in West Virginia, Ohio, and Kentucky is looking for an experienced Operations Manager to join our team.

Our client centered cleaning solutions, quality assurance measures, professional staff, and responsive service levels have set us apart in the region and contributed to our growth. Our dedicated commercial cleaners, experienced supervisors and managers play a key role in our growth and customer retention by consistently providing quality cleaning services to our valued customers.

This position is located in Huntington, WV and is scheduled 2nd Shift, Monday-Friday, with occasional weekend work.

Job Description Summary:

This position is responsible for managing overall performance, development, coordination scheduling and supervision of manpower to provide quality, economical and timely cleaning services to our clients.

Reporting Relationships:

Reports to the General Manager

Reporting To This Position:

Area Supervisors, directly, and Site Leaders, Cleaners, and Floaters indirectly through the Area Supervisors.


Education :

Required: High School Diploma or GED.

Preferred: At least two years of higher education.

Experience :

Minimum of five (5) years managing people in a service environment with experience in scheduling, progressive discipline, managing by production and budgets, and training. Experience preferred in the janitorial and cleaning service business.

Skills, Knowledge and Abilities:

Ability to lead and train people. Understanding of multiple learning methods. Good interpersonal and organizational skills. Ability to adjust quickly from one task to another. Ability to review and assess situations critically and effectively while working independently toward the best interest of the company, customer, and employee. Floor care experience preferred including: stripping, waxing and buffing of floors and carpet cleaning. Experience supervising employees in multiple service locations preferred.


Normal Mobility required. Ability to communicate verbally and in writing. Must have mobility to get to job locations and be able to perform cleaning duties, including ability to lift up to 50 pounds. Senses of sight and hearing correctable to normal.


  • Mathematics: Basic Math skills needed. Experience with managing budgets preferred.
  • Language: Above average written and oral communication skills using the English language.
  • Mechanical: Average mechanical ability. Experience with minor equipment repair preferred.
  • Experience with Microsoft Office programs, including Word and Excel. Ability to acquire and utilize industry specific software programs.

Organization: Ability to manage multiple tasks while adhering to strict deadlines. Ability to organize, schedule, and supervise employees in multiple locations and work sites.

Logic, Reasoning : Strong business sense and ability to resolve problems quickly.

Special :

  • Must possess and maintain a valid Driver's License.
  • Must possess and maintain automobile liability insurance no less than the minimum required by law for the state of residence.
  • Ability to meet company fleet safety requirements
  • Must possess reliable transportation.
  • Ability to successfully pass drug test and background check according to standards established by company policy.

Working Conditions:

Various job site environmental conditions. Driving Company Vehicle with frequent exposure to seasonal conditions getting in and out of vehicle.

Essential Functions:

Authority and Responsibilities:

  • Oversight and development of all operational employees. Is responsible for orientation and training in all job and company policies and procedures and continued development and evaluation.
  • Sets and maintains all operating standards for productivity and quality providing effective ongoing measurement to the standards set. Measurement of Supervisors and cleaning crews to these standards is required.
  • Assesses staffing levels in accordance with budgeted manpower levels.
  • Assigns all equipment and maintains personnel necessary to cover workload.
  • Procures equipment and supplies necessary to perform the job and within budget guidelines. Purchases are subject to the approval of the General Manager.

Duties and Tasks:

  • Directly supervises through leadership, meeting or exceeding standards for service production, quality, cost, labor efficiency, and on time service. Primary function is to give direction and guidance to supervisors who will in turn supervise the service crews.
  • Works with HR Manager to assess and maintain personnel in accordance with budgeted manpower levels.
  • Provides orientation and training to new employees, delivers ongoing training and development of direct reports, evaluates performance and applies discipline up to, and including termination, of properly documented disciplined employees.
  • Maintains a list of employee availability, oversees schedules crews and assigns work, and ensures compliance with attendance rules working with managers & supervisors.
  • Ensures courtesy and professionalism in client relations and handling care of client's possessions.
  • Ensures supply inventories are set up for each new job location or crew vehicle assigned; assigns equipment necessary to do the job. Maintains a documented inventory control record at each assigned job location.
  • Identifies referrals, leads, and 'up sell' opportunities and communicates information back to the office. Is involved in customer service by pointing out maintenance and repair needs or improvements.
  • Works with the Quality Control Manager to ensure that directions to the job, job instructions and specifications are clear and executable using current procedures and that the job will yield the expected profit.
  • Assist in sizing and estimating jobs.
  • Audits crew productivity and visits jobs to ensure that customer expectations are being achieved and that Company procedures are being followed and standards of productivity and quality are routinely achieved.
  • Maintain detailed records to track labor hours, overhead, inventory, expenses, billing, forecasting, and any changes to these areas.
  • Expedites all exposed needs and resolves routing operational situations that occur.
  • Identifies training needs and provides and/or schedules on the job training on Company policies and procedures to all supervisors, project, and cleaning crew members as needed.
  • Covers the proper use and care of all equipment and cleaning supplies used with the cleaning crew.
  • Maintains an effective safety program that provides a safe and secure work environment and that conforms to legal requirements and ensures the best insurance rates available.
  • Covers the proper use and care of all equipment and cleaning supplies used with the cleaning crew. Ensures MSDS sheets are in every location.
  • Maintains compliance to on the job cleaning standards.
  • Ensures all Company general rules, policies and procedures including wearing of uniforms, reporting of time worked, rules of conduct and attendance are communicated to employees and observed by them.
  • Ensures an accident report for all on the job accidents goes to the office before the end of the next business day of which the accident occurred. All accidents regardless of severity must be reported to the Supervisors on duty before the end of the shift.
  • Ensures equipment is correctly maintained and repaired when needed by periodic inspections. Equipment to be repaired is sent to the office and a replacement issued if needed.
  • Responsible for proper maintenance and upkeep of assigned vehicle. Must notify office of service or repairs needed.
  • Provides/reviews/approves all required reports in timely fashion. Reports in timely fashion. Reports cover time reporting, production, inventory, job inspection and incidents/situations that occur on the job.
